Privacy Policy

This policy gives a plain-language overview of how LOBOT LLC (“LOBOT,” “we,” “us”) handles information. If you have questions, contact us at hello@lobot.mortgage.

LOBOT is a software company based in Colorado. We build an AI assistant that helps mortgage teams follow up with and qualify new leads over text message. LOBOT is a software provider — we are not a lender, mortgage broker, or creditor, we do not make lending decisions, and we do not offer or negotiate loan terms.

Depending on how you interact with us, we may collect:

• Contact information you give us. For example, your name, email address, phone number, and company when you fill out a form on this site.
• SMS consent and messaging data. When you opt in to receive text messages, we record that you consented, when, and through which form, along with the messages exchanged and opt-out requests.
• Lead information our customers provide. Our business customers (mortgage teams) send us lead details such as names, phone numbers, and basic qualification answers so LOBOT can run follow-up conversations on their behalf.
• Communication-style screenshots you choose to upload. Brokers may optionally upload screenshots of conversations for analysis of communication style. These screenshots may contain conversation content supplied by the broker.
• Basic technical data. Standard information like browser type and pages visited, used to keep the site working.

• To respond to your inquiries and provide the services you request.
• To send SMS messages you have consented to receive, and to honor opt-outs.
• To operate, maintain, and improve the LOBOT service for our business customers.
• To meet legal, regulatory, and recordkeeping requirements.

We do not use your information to make lending decisions, and we do not sell it.

If you opt in to receive text messages from LOBOT, we use your mobile number to send you messages related to mortgage lead follow-up and qualification services. Message frequency varies. Message and data rates may apply. Reply STOP to opt out at any time or HELP for help.

Mobile numbers and text-messaging opt-in or consent data are not sold or shared with third parties or affiliates for marketing or promotional purposes. Mobile opt-in and consent data will not be shared with third parties other than the service providers we use to send and receive messages on our behalf.

We do not sell personal information. We share information only with service providers that help us operate LOBOT (for example, messaging, hosting, database, and AI processing providers), with the business customer whose lead you are when we run follow-up conversations on their behalf, and when required by law.

Lead conversations may be transmitted to AI processing providers to generate conversational outputs and summaries. If a broker chooses to upload communication-style screenshots, those screenshots may be transmitted to an AI processing provider to analyze writing style. LOBOT processes those screenshots in memory and does not intentionally store the screenshot files after analysis; the resulting structured voice profile may be saved for the broker to review and use.

Service providers may process your information only as needed to provide the service to us, under contract, and are not permitted to use it for their own marketing or promotional purposes.

We keep information only as long as needed for the purposes described here, including consent records for the period required by messaging regulations. We use reasonable technical and organizational measures to protect it, though no method of storage or transmission is completely secure.

• SMS: Reply STOP to any message to opt out, or HELP for help. Consent is not a condition of purchase.
• Email: Use the unsubscribe link in any marketing email or contact us directly.
• Privacy requests: Where applicable, you may request access, correction, deletion, or portability of your personal information. Contact hello@lobot.mortgage and we will work with you on your request.

We may update this policy as the service evolves. The “last updated” date at the top shows the current version.
